Unique, sunny, light and luxuriously finished and spaciously laid out 3- (now 2-) room corner apartment, oriented on the southeast. On the roof and first floor you will find two more large terraces for common usage, a private storage unit and a covered parking garage.
The apartment is located in the sustainable complex "Docklands" on the third floor with spacious views and strategic location to the city center and quick access to the ring roads.
Buiksloterham is situated between the cultural Overhoeks and the creative NDSM yard and is part of the northern IJ bank. This area is gradually changing into a working and living neighbourhood. In close proximity of Docklands you will find schools, shops and markets, cafés and restaurants, parks, playgrounds, festivals, sports facilities and the city center of Amsterdam. Accessibility is good, with the stop of the north-south line within walking distance and the A10 ring road right around the corner. At a distance of less than 10 minutes by bike, the center of Amsterdam can be reached via one of the three free ferry connections: Buiksloterweg, Distelweg and NDSM-Pontveer, who sail 24/7. Amsterdam Noord - Buiksloterham is upcoming and industrial, but spacious, child friendly and water rich.
Through the entrance on the Bosrankstraat you enter the high-rise part of "Docklands". The third floor can be reached by elevator or stairs.
You enter the apartment through the hallway and then enter the spacious living room with both sitting and dining areas. The living room is wonderfully light with a facade-wide glass sliding door that gives access to the balcony (11 m2). The luxurious modern open kitchen is equipped with an induction hob, recirculation extractor hood, a double combi oven, dishwasher, fridge and freezer (all Siemens) plus a Quooker water tap.
The balcony is located on the southeast and has a nice view. The balcony can be closed with sliding glass panels, so you are sheltered and can still sit outside on cooler days.
The access to the bedroom is now used as a dressing room, but with a few adjustments, this room can be converted into a fully-fledged second bedroom (see option map). The bedroom is spacious and light and has an en suite bathroom, with bath, walk-in shower and washbasin furniture with built-in cranes. The wardrobe, a separate toilet and the large storage room with fitted cupboards, washing machine and dryer are directly adjacent to the entrance.
The entire apartment has a tiled floor (Mosa and Marazzi) and is designed as a loft, providing a wonderfully spacious feeling. The complex is equipped with underfloor heating and cooling via its own communal thermal storage installation. The installation is metered per apartment. In addition, the six windows facing south are all provided with customized top-down/bottom-up Luxaflex window covering. This, along with the floor cooling, ensures a pleasant, cool living environment in the summer. The heating and cooling is CO2 neutral.
A separate storage room (4.2 m2) and parking space are located in the substructure. The communal roof terraces are located on the 1st and 9th floor of the building. From the living room the apartment has an unobstructed view over the planted communal roof garden on the first floor. The view from the roof terrace on the 9th floor is truly spectacular!
The L-shaped complex was designed by Architect Marcel Lok and has been developed by Vink Bouw. It was the winning design of a Sustainability tender Buiksloterham, whereby the projects were rated according their energy performance by the city of Amsterdam. A very sustainable residential building with a pleasant scale containing 44 apartments, 13 work units and a parking garage with communal roof gardens. This building uses heat generation and cooling via heat sources (CHO installation) and electricity generation via solar panels and solar collectors. This results in very low monthly energy costs, also due to the use of high-quality insulated windows and walls.
Owners Association 'Docklands' is a healthy and professionally managed owners association by Stedeplan. The service costs for the apartment and parking space are € 233,65 monthly, including advance payment for common CHO installation, premium home insurance, general lighting, glass cleaning, maintenance of common areas and savings for future maintenance.
